In general, a townhome should include the land under the home, and not just the structure itself. But this is not always the case. If it does not also include ownership of the land, or if the community has been legally organized with “condominium declarations”, whether it includes the land or not, then it may be considered a “condo” for lender classification purposes, and special lender rules may apply, and interest rates may be higher than for a true townhome.
